Jackson County Board of Supervisors Tackles: RV Resort Appeals in Gulf Park Estates

Jackson County Board of Supervisors Tackles: The Jackson County Board of Supervisors engaged in a lengthy hearing to address appeals against the proposed RV Resort in the Gulf Park Estates community. Lasting over six hours, the hearing featured arguments from both proponents and opponents of the project. Three appeals were filed challenging the legality of the Jackson County Planning Commission’s recommendation for a special exemption, allowing the RV Resort on the former Pine Island Golf Course site.

One of the appeals focuses on the interpretation of the county’s ordinance and zoning regulation, contending that the wording explicitly prohibits RV Parks. The argument hinges on whether a special exemption can transform a prohibited use into a permitted one. The appellant cites a Mississippi Supreme Court ruling in July 2023 related to Moss Point, asserting that such transformations should not be permitted.

The developers, however, argue that the prohibition doesn’t apply in this case since the property is designated for a Resort with short-term stays rather than an RV Park, which typically allows long-term occupancy.

Supervisor Randy Bosarge attempted to deny the special request, but the motion failed to garner support. The Board of Supervisors deferred a final decision to their next meeting scheduled for December 18th. In the interim, the county’s attorney will review the legal arguments presented during the hearing to assess their validity and accuracy.
